These Terms & Conditions ("Terms") govern your use of the website morrison-investments.com (the "Site") and any related communications, including SMS text messages, provided by Morrison Investment Properties, Inc. ("Morrison Investments," "we," "us," or "our"). By using the Site or providing your mobile phone number to us, you agree to these Terms.
1. Use of the Site
The Site is provided for informational purposes about our property management services. You agree to use the Site only for lawful purposes and in a manner that does not infringe the rights of, or restrict the use of, the Site by any other party.

All content on the Site — including text, images, logos, and graphics — is the property of Morrison Investments or its licensors and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works without our prior written consent.
3. SMS Text Messaging Program
Program name: Morrison Investment Properties Operational Messaging
Program description: Morrison Investments sends operational SMS text messages to individuals who have provided their mobile phone numbers in the course of a business relationship, including contracted cleaning staff, maintenance vendors, tenants, and prospective tenants. Messages relate to job assignments, scheduling, property access details, confirmations, and follow-up questions. We do not send marketing or promotional messages through this program.
Message frequency: Message frequency varies based on operational need. You may receive multiple messages per week during active scheduling periods, and fewer or no messages at other times.
Message and data rates: Message and data rates may apply. Standard messaging rates from your wireless carrier apply to all messages sent to and from your device. Morrison Investments is not responsible for any charges imposed by your carrier.
HELP: For help, reply HELP to any message you receive from us, or contact us using the information in Section 8 below.
STOP / Opt-out: To opt out at any time, reply STOP to any message you receive from us. After replying STOP, you will receive a confirmation message and will no longer receive operational text messages from us. To resume messages, contact us directly using the information in Section 8.
Carriers: Supported carriers include AT&T, T-Mobile, Verizon Wireless, Sprint, U.S. Cellular, Boost, Cricket, MetroPCS, and other major U.S. carriers. Carriers are not liable for delayed or undelivered messages.
Consent: By providing your mobile phone number to Morrison Investments in writing or electronically as part of a business relationship, you consent to receive operational text messages from us as described above. Consent is not a condition of any purchase or service. Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes.
4. Privacy
Your use of the Site and our SMS program is also governed by our Privacy Policy, available at morrison-investments.com/privacy-policy, which is incorporated into these Terms by reference.
5. Disclaimers
The Site and all content are provided on an "as is" and "as available" basis. To the fullest extent permitted by law, Morrison Investments disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
6. Limitation of Liability
To the fullest extent permitted by law, Morrison Investments will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Site or our SMS program.
7. Changes to These Terms
We may update these Terms from time to time. When we do, we will update the "Effective Date" above and post the new version on this page. Continued use of the Site or our SMS program after changes constitutes acceptance of the updated Terms.
